I have had these thoughts since I was a child. "Selling a hotel room is hard because it's not an apartment," I learned as I grew up.

I went abroad one day and found a HYATT hotel that built an apartment of the same quality as standard near the hotel area. It built two buildings on the same land. The first building is for daily rent. The second is the hotel. The hotel is for sale, which surprises me!

This apartment has many advantages, besides being a nice place like a hotel, it has the same facilities as a 5 star hotel.

I immediately started googling, is there such a thing in my country? Bangkok is the highest economic city in Asia. Finally, I found HYDE Sukhumvit 11 at Grande Asset, which manages many major hotels, including Sheraton Hua Hin, Sheraton Pembran, Westin Grand and Hyatt Regency. Build an apartment of the same standard and stay in the same hotel. (Sukhumvit 11-13 is under construction, HYATT is not yet open).

Hyde Sukhumvit 11 is a high-end luxury condominium. Designed by renowned architect A49 who has worked on major projects. HYDE Sukhumvit 11, a luxury hotel sold as rooms. There are a total of 39 floors, 453 units, with a built-up area of 2.53 square meters. There is also an automatic parking system at the top of the apartment, which is also a common area. The standard of this project is the same as the hotel.

In addition, the hotel is designed with one bedroom and studio apartments ranging in size from 27-34.5 square meters. This is not the same as an ultra-luxury apartment. This project is located at Sukhumvit Soi 11, near the entrance of Soi and HYATT Regency Hotel at BTS Nana Station. Just 1 stop from Asoke station and within walking distance to Terminal 21 mall. There are no Thais in the international zone, so I summarize the advantages of this zone below;

 

1. It is the central point of all means of transportation, be it BTS or MRT, highway or regular roads that pass through all aspects of Bangkok, and also close to the airport line.

 

2. This is an economic linkage area, no matter Siam Paragon, Emquartier, Silom, Thonglor or Rama 9. Asoke is becoming one of the world's leading corporate office precincts for money and housing.

The two bedrooms are 58 sqm and offer two sides: west facing balcony and east. In my opinion, I prefer the western, view of Siam Paragon. It's more open and beautiful than the other side. Especially above the 25th floor, the panoramic view.

 

This room is a spacious room. You can find the dining room and living room first, the ceiling height is 2.8 meters, the air conditioner below the ceiling, the marble tile floor, all the rooms also have voice and video communication equipment to see who is visiting.

There is a Samsung fridge and all cabinets are soft closed in the kitchen area with large high light cabinets at the entrance.

Adjacent to the kitchen area, there is also a small bedroom that includes a 5-foot bed with window glass and wood floors. It's perfect for reading or studio use.

The master bedroom is spacious with a 2-level wardrobe. All floors are engineered wood quality. There is a separate dressing room on the other side of the room, close to the bathroom, for bathing and dressing up.

The bathroom floor is finished in cream granite marble, separating the wet and dry areas, as well as the shower and bathroom. The bathroom is Kohler brand and is decorated with glass. The locker is under the wash basin.

 

If you're looking for a compact room, the one-bedroom size and studio size are your alternatives. The room size is not too big but comfortable and the design is symmetrical. Then you think, I think "is this really the size of a bedroom?

The floor to ceiling is mirrored and it looks really luxurious, I think.

Who is HYDE Sukhumvit 11 suitable for?

If you are looking for the quality of a 5 star hotel in a 5 star hotel, I recommend you to visit HYDE Sukhumvit 11. Although the price is high, ultra luxury is a worthwhile price compared to items such as quality. HYDE Sukhumvit 11 also has a small room size and is one of the options for owners who want to be in an ultra-luxury location, no more than 6 million baht.

 Asso, this place is "now or forever" and hardly anyone can buy it. Both Thais and foreigners want to live in this place

For investors, the Invesment retural rent at HYDE Sukhumvit 11 looks pretty good at around 5%, but the level that investors need is hard to get to 8%. If you factor in capital gains, which are expected to be higher in the future, you can expect a net return of over 10%.

For investment, if you focus on rental returns, I recommend a one bedroom unit on the 20th floor, as the rental budget in this rental market does not exceed 50,000 baht, and above 20 floors will not be blocked. But if you're interested in a bedroom or studio, I suggest you hurry up.

However, if you want high yields, I recommend you have a large room with 2-3 rooms. Due to my experience, larger ones can make more profit.
